RERA registration is the single most important safeguard a buyer has in Karnataka. Yet most buyers only glance at the registration number without validating what it actually says.

Start with the RERA portal. Confirm the project registration is active, the promoter name matches your agreement, and the approved plan sanctioned area matches what you're being sold.

Next, review the quarterly progress updates. A silent RERA filing for 2+ quarters is a red flag — either the developer is not compliant, or construction has stalled.

Cross-check the title with an independent advocate — never rely solely on the builder's legal opinion. Ask for the encumbrance certificate for the last 30 years, and confirm the khata is BBMP A-khata for resale liquidity.

Finally, read the agreement clauses on delay penalty, cancellation, and possession — these are the clauses that matter most when things go wrong.
